Is the appraisal really free?
Yes. A PH Property sales appraisal is completely free and there is no cost or fee at any stage of arranging one.
Do I have to sell my property?
No. An appraisal does not commit you to selling, or to listing with PH Property. Many of the owners we appraise are simply planning ahead.
What does the appraisal involve?
One of our local sales agents will walk through your property with you, ask a few questions about it and then talk you through recent comparable sales and the price range they believe your property could achieve. It is a relaxed conversation, not a sales pitch.
How quickly can someone contact me?

How much does it cost to sell a house in Bendigo?
Most Bendigo agents charge a commission of roughly 2 to 3 per cent of the sale price, plus marketing costs that typically range from a few hundred dollars to a few thousand depending on the campaign. Conveyancing usually costs between $700 and $1,300. Your appraisal is the best place to start because it tells you what your home could sell for before you commit to anything.
Do I have to pay for marketing upfront?
No. We hold your marketing and advertising costs for up to three months or until your property settles, whichever comes first.
What is the difference between an appraisal and a valuation?
An appraisal is a local agent’s opinion of what your home is likely to sell for, based on recent sales near you, current buyer demand and the features of your property. It is free and there is no obligation. A formal valuation is a separate paid report written by a certified valuer, usually ordered by a bank for a loan or by a solicitor for a legal matter. If you are thinking about selling or just want to know where your property sits in today’s market, an appraisal is what you need.
