Changing property managers? Switch to us

Changing property managers? Switch to us.

Your tenant stays. Your lease stays. We look after the handover.

A styled living room in a Bendigo rental home managed by PH Property

Sound familiar?

None of it is something you have to put up with.

  • Calls and emails that go unanswered
  • A new property manager every few months
  • Repairs that drag on or cost too much
  • Rent that has not been reviewed in years
  • Inspection reports with no photos, or no reports at all
  • Hearing about problems from your tenant before your agent

Switching changes who manages your rental. Not the tenancy.

Stays the same

  • Your tenant, who stays in the home
  • The lease, its end date and every term in it
  • The rent and the day it is due
  • The bond, which stays lodged with the Residential Tenancies Bond Authority (RTBA)
  • Your landlord insurance. It is your policy, though it is worth telling your insurer who manages the property now

Changes

  • Who your tenant contacts about repairs, rent and anything else
  • Where the rent is paid: into our trust account, with the new details given to your tenant in writing
  • Who inspects the property and writes the reports
  • Who pays bills out of the rent
  • Where your statements come from

How to change property managers

How long it takes mostly comes down to the notice period in your current agreement.

  1. 1We talk

Tell us about the property, the tenant and what has not been working. We will be honest about whether we can do better.

  2. 2You give notice

You let your current agent know you are moving on. The notice period is set out in your management agreement, so check it before you decide on dates.

  3. 3You sign with us

A management agreement with our fees in writing, so you know exactly what you are paying before anything changes.

  4. 4We collect the file

We arrange the handover with your current agent and introduce ourselves to your tenant.

What we collect from your current agent

Everything needed to pick up where they left off.

  • Keys, remotes and access codes
  • The current lease and any renewals
  • Bond lodgement details
  • The entry condition report and past inspection reports
  • The rent ledger, including any arrears
  • Repair history and any jobs still open
  • Gas, electrical and smoke alarm safety records
  • Your tenant’s contact details

Your first months with us

What happens once your rental is in our hands.

  • We meet your tenant

So they know who to call and how to pay the rent from now on.

  • We inspect at the next allowed time

In Victoria a routine inspection can happen once every six months, so we book the first one as soon as the law allows.

  • We check the rent

Against homes leased nearby. In Victoria the rent can go up no more than once every 12 months, so timing matters.

  • We check the safety records

Victorian rental properties need gas and electrical safety checks every two years and smoke alarm checks every year. We make sure they are up to date.

About switching

How do I change property managers?

Check your management agreement for the notice period, then give your current agent notice in writing. Once you sign a management agreement with us, we arrange the handover with your current agent and introduce ourselves to your tenant.

Does my tenant have to move out?

No. The tenancy agreement continues as it is. Only the agent managing the property changes.

Do I need my current agent’s permission to switch?

No, but you do need to give notice under your management agreement. Check it for the notice period and any fees for ending it.

What happens to the bond?

It stays lodged with the Residential Tenancies Bond Authority (RTBA). Nothing is paid out or lodged again because the agent changes.

How long does switching take?

Mostly it depends on the notice period in your current management agreement. Once that ends, the handover itself is usually quick.

What does it cost to switch?

Some management agreements have a fee or a notice period for ending them, so check yours. Our fees are in writing before you sign anything.
