Your questions, answered
Is an appraisal free?
Yes. Every PH Property appraisal is completely free and there is no cost or fee at any stage of arranging one, whether it is a price update, a sales appraisal or a rental appraisal.
Do I have to sell or lease my property?
No. An appraisal does not commit you to anything. Plenty of people request one simply to understand where they stand, to plan a year or two ahead or to get a second opinion. There is no obligation to list your property, to switch agencies or to do anything at all.
What is the difference between a price update and a full appraisal?
A price update is for when you are not planning to do anything yet and simply want to know where your property sits today. A sales or rental appraisal is more detailed and is geared towards a decision, so it covers presentation, positioning, timing and the process itself. All three are free and choosing one on this page just makes sure the right person calls you.
Can PH Property manage my property if another agency currently manages it?
Yes. Many of the owners who come to us are already with another agency. Your existing management agreement sets out the notice required and we will explain that process to you before you commit to anything. If you decide to move across, we liaise with your current agent to transfer keys, documents and tenancy records. Your existing tenants stay in place.

How much does it cost to sell a house in Bendigo?
Most Bendigo agents charge a commission of roughly 2 to 3 per cent of the sale price, plus marketing costs that typically range from a few hundred dollars to a few thousand depending on the campaign. Conveyancing usually costs between $700 and $1,300. Your appraisal is the best place to start because it tells you what your home could sell for before you commit to anything.
Do I have to pay for marketing upfront?
No. We hold your marketing and advertising costs for up to three months or until your property settles, whichever comes first.
What is the difference between an appraisal and a valuation?
An appraisal is a local agent’s opinion of what your home is likely to sell for, based on recent sales near you, current buyer demand and the features of your property. It is free and there is no obligation. A formal valuation is a separate paid report written by a certified valuer, usually ordered by a bank for a loan or by a solicitor for a legal matter. If you are thinking about selling or just want to know where your property sits in today’s market, an appraisal is what you need.

Every applicant has reference, employment and rental history checks. We recommend the best fit and you approve them before anything is signed.
